A destination for longer stays, refined hospitality and cultural discovery in the Yangtze River Delta

Set beside Lanruo Lake at the foot of Kuaiji Mountain, the resort brings together hospitality, private residences, dining, wellness, outdoor pursuits and local culture in a setting intended to reward a longer stay.

The launch brought together tourism researchers, industry representatives, investors and media. Close Enough to Discover, Compelling Enough to Stay

Located in Pingshui Town, Keqiao District, LANDLORD RESORT & SANCTUARY sits beside Lanruo Lake, near the Shangqing Ancient Trail. It is approximately 70 kilometres from Hangzhou and 190 kilometres from Shanghai, placing it within reach of travellers across the Yangtze River Delta.

Its location makes a weekend visit possible. Its broader purpose is to give guests a reason to stay for several days: time to explore the landscape, enjoy unhurried meals, take part in activities and discover Shaoxing's cultural traditions. The resort also aims to welcome guests during the week, from families extending a short break to friends, couples and groups seeking a quieter midweek stay. For residents of Shaoxing and nearby cities, it offers a place to return to in different seasons, rather than an experience exhausted in a single visit.

The development spans approximately 1.33 square kilometres, including about 100,000 square metres of lake, with a planned gross floor area of approximately 165,000 square metres. Plans include 500 townhouse villas, the Ruozhou and Danzhou lakeside residences, custom-developed plots and a luxury resort hotel. More than 50 villa guest rooms with lake or mountain views are already operating. The hotel is scheduled to open in phases, with its first lake-view rooms planned for later in 2026.

Private residences form another part of the destination. Owners may use their homes for regular escapes or longer periods of residence, supported by property services and a programme of experiences throughout the year. Visitor activities and residential neighbourhoods are planned as distinct areas, giving each the space to develop its own rhythm.

A Resort Shaped by Its Landscape and Heritage

LANDLORD RESORT & SANCTUARY is developing twelve complementary areas: Hotel, Events, Food & Beverage, Sports, Leisure, Residences, Wellness, Creative, Farm, Retail, Theatre and Heritage. Together, they are intended to make the landscape and local culture part of daily life at the resort, whether a guest stays for three nights or an owner returns throughout the year. Some experiences are already available, while further facilities will be introduced in stages.

The planned hotel takes inspiration from the lines of a yacht and contemporary Eastern design. Alongside it, villas already offer stays overlooking the lake or surrounding hills. Event spaces are intended for meetings, celebrations and weddings, while the resort's dining will draw on regional flavours and seasonal produce.

Outdoor experiences make use of the setting: horse riding, rock climbing, kayaking, water golf, fishing and lake excursions are among the activities already offered. Family programmes, study tours and riding instruction provide further ways to spend time together. Their availability varies by activity and season.

Wellness is planned to include traditional Chinese medicine consultations, hydrotherapy, tai chi and yoga. A farm component will offer seasonal growing and harvesting experiences, including plots intended for owners. Shops and markets are planned to feature local crafts and food, while exhibitions, tea experiences and cultural programmes will invite guests to engage with Shaoxing's traditions. Yue opera, including the story of Liang Shanbo and Zhu Yingtai, will be part of the resort's theatre offering.

These elements are conceived as a connected stay rather than a checklist of attractions. A guest might spend one day on the lake, another walking the ancient trail or exploring local culture, and still have time to enjoy the resort at an easier pace. That breadth is central to the ambition of attracting visitors for several days and giving them reasons to come back beyond the weekend.

An Approach Built Around Longer Stays

LANDLORD RESORT & SANCTUARY is being developed as interest grows in travel that allows people to spend more time in one destination. An article in China Tourism News, citing the China Tourism Academy, puts potential nationwide demand for residential tourism at approximately 600 million trips and the market at nearly RMB 3 trillion [1]. A separate China Tourism Academy survey found that people aged 20 to 40 made up approximately 60% of respondents and that 63.8% reported stays of either around one month or one to three months [2]. These are national estimates and survey findings, not forecasts for the resort.

Shaoxing has also recorded growth in tourism. Figures cited for the 2026 May Day holiday report 1.074 million visitors to the city, up 24.6% year on year, including 814,000 visitors from outside Zhejiang Province. Keqiao District recorded 850,600 visitors, including 374,600 overnight visitors [3]. The resort's proposition is to turn proximity and curiosity into a fuller stay, with accommodation, hospitality and activities that extend a visit into the middle of the week.

Its operating model combines guest hospitality with the management of residences, shared spaces and a changing programme of experiences. A property management and rental arrangement for owners is part of the proposed model. As the destination develops, the focus will be on making each new offering work well in practice and giving both guests and owners a consistent reason to return.

The Next Chapter

Following the Shanghai launch, further accommodation and experiences will be introduced in phases. More than 50 villa guest rooms are already operating, and the first phase of the hotel is planned to open later in 2026. Over time, the resort intends to build a destination with a life of its own throughout the week and across the seasons: one that welcomes nearby visitors for a few days, offers owners a more enduring connection to the place, and gives travellers from further afield a distinctive way to experience Shaoxing.
