Jun Ji-hyun Purchases Two Seongsu Buildings for 46.8 Billion KRW, Expands Real Estate Portfolio

According to official property records on Feb. 27, Jun purchased two buildings located along Seongsu’s popular Atelier Street in September last year. One property a five-story building with one basement level (total floor area approximately 1,042㎡) was acquired for 18.6 billion KRW. The second, a three-story building (approximately 1,129㎡), was purchased for 26 billion KRW.

Actress Jun Ji-hyun has acquired two commercial buildings in Seoul’s Seongsu-dong district for a combined 46.8 billion KRW (approximately $35 million), further expanding her sizable real estate portfolio.

In addition, she bought a nearby 50㎡ land parcel for 2.2 billion KRW, bringing the total acquisition cost to 46.8 billion KRW.

The ownership transfer was finalized on Feb. 23 after the remaining balance was paid. A maximum mortgage claim of 33.6 billion KRW was registered. Given that mortgage claims are typically set at around 120% of the loan amount, the actual loan principal is estimated to be approximately 28 billion KRW.

Strategic Investment in Seongsu’s Rising Market

The properties are located near the upper section of Seongsu Atelier Street, an area considered to have further growth potential compared to the already rapidly appreciating Yeonmujang-gil nearby.

Industry experts note that while the purchase price per pyeong (approximately 1.56 billion KRW) was slightly higher than some recent transactions in the area, the investment appears to reflect confidence in Seongsu’s long-term development prospects.

150 Billion KRW Portfolio

Jun Ji-hyun is widely known for her extensive real estate holdings across Seoul.

In 2023, she reportedly purchased a duplex penthouse at Acro Seoul Forest for 13 billion KRW in cash. In 2022, she acquired a commercial property in Gangseo-gu for 50.5 billion KRW. She also owns commercial buildings in Yongsan’s Ichon-dong and Gangnam’s Samseong-dong.

The actress has previously realized significant capital gains from property sales, including a 14 billion KRW profit from the sale of a Nonhyeon-dong building in 2021 and gains from the sale of her Samseong-dong residence.

With this latest acquisition, Jun Ji-hyun now reportedly owns five commercial properties, with her total commercial real estate assets estimated to be worth nearly 150 billion KRW.
